Inside Middletown’s 2025 Land Development: What’s Coming, What’s Approved, and What’s Underway
As a proud member of the Middletown Township community, I’m excited to share a firsthand update on the transformative land development projects shaping our town in 2025. Whether you’re a resident, business owner, or simply someone invested in the future of our region, there’s a lot happening that you’ll want to keep an eye on.
From new housing developments to expanded commercial services, Middletown is thoughtfully growing to meet the needs of our residents—both today and for generations to come.
Two major proposals are currently under review and stand to make a big impact on local housing and community infrastructure.
Farm’s Edge at Shady Brook is a proposed age-qualified residential community featuring 26 single-family homes, 135 carriage homes, and a full suite of amenities including a clubhouse and pool. If approved, it will be built on a 53.7-acre site that balances community living with natural surroundings.
Meanwhile, the Woods Meadowbrook Apartment Building project plans to bring a new four-story, 12,680-square-foot apartment complex to the Woods Services Campus. The design includes off-street parking, modern stormwater management, and protected open space—an example of thoughtful development for both people and the environment.
Several projects have already received approval from the Planning Commission and the Board of Supervisors, with construction expected to begin soon.
A daycare expansion at 1411 Highland Avenue will provide additional child care services with a two-story building addition.
A brand-new Volkswagen dealership is set to be built at Route 1 and Woodbourne Road, bringing 20,000+ square feet of modern showroom space.
The Chick-Fil-A near Sesame Place will undergo parking lot and drive-thru enhancements to improve traffic flow and customer service.
An office development behind 1411 Woodbourne Road has been approved, adding valuable commercial space to the area.
Pereira Concrete will open a new warehouse and contractor office on Big Oak Road, expanding local industrial capabilities.
In response to growing housing demand, several residential projects have received the green light:
1700 Woodbourne Road will soon feature a 66-unit townhome development designed to complement surrounding neighborhoods.
The Orchard Tract Townhomes project includes 111 townhomes in a prime location between the Woodbourne SEPTA Station and Oxford Valley Mall.
At Orchard Square Apartments, 72 new units will be added across five two-story buildings, along with a new community clubhouse.
If you’ve noticed more construction activity in town lately, here’s why:
A new Chick-Fil-A at 1440 Lincoln Highway is under construction and expected to open by fall 2025.
The expansive Stone Meadows Farm development is underway, featuring a mix of detached and semi-detached homes across 88 acres, with nearly 43 acres preserved as open space.
Two massive warehouse buildings totaling over 800,000 square feet are being built at 1700 E. Old Lincoln Highway, near Maple Avenue and I-295, with completion expected by summer 2025.
A Panda Express at CFT Plaza is also in the works and should open its doors later this year.
All of these developments are part of Middletown Township’s broader vision for a vibrant, sustainable, and well-balanced community. Each proposal is reviewed through public meetings hosted by the Planning Commission and Board of Supervisors—an open process that allows residents to stay informed and have their voices heard.
